Simply put, the Mold Detection Dog Team is the most effective and reliable detection tool known to man. Combined with the dog’s superior sense of smell and the training and knowledge of the handler, the chances of locating dangerous molds and fungi are great...if they are present. And if they are not present, the team will tell you that too.
"Justifiable Expense"
A "justifiable expense" is an important point that Dr. Lorenz referred to in his article "How to Find Hidden Microbial Growth with a Mold Dog." The alternative to using a mold dog is not only less effective but they are also more costly. The use of a mold dog is measured in only cents per square feet. In addition, in the time it would take a man and machine to take air samples of an entire building it takes a trained dog team only minutes to locate specific locations of suspected infestation. Dr. Lorenz makes these two supporting points in his paper:
"If several areas hidden microbial damage exist in one structure, the localization is more difficult without the mold dog and, in some cases, even impossible."
"The use of a mold dog is the most effective method to examine structures, such as office buildings or schools with several floors, in order to obtain an overview in a short time where hidden microbial growth can be expected (e.g., an office building with 200 rooms was examined within 8 hours). To use only measurements of moisture, it would have lasted several days, probably without any results."
To support Dr. Lorenz writings a case reported by the institute described an office building where workers who worked inside described health problems that were consistent with a mold infected building. Moisture could not be measured and microbial damage could not be localized during an intensive "customary" building inspection.
According to Dr. Wolfgang Lorenz of the 'Institute of Indoor Diagnostics' in Dusseldorf, Germany:
"The examination of a building with the mold dog, which has a more sensitive sense of smell than humans, is often the only way to locate hidden microbial damages with justifiable expense."
Through the use of a mold dog, the team "marked" the bottom of the built-in cupboards. The pasted carpet under these built-in cupboards was examined and a microbial infection was discovered in the adhesive. Turns out the cupboards were placed before the adhesive was fully dry; hence microorganisms could grow.
